FEC Concept Design
This section presents selected Family Entertainment Center concept studies developed as part of early stage project planning. The work reflects our approach to supporting developers and investors in shaping entertainment venues from the initial idea through concept development and launch preparation. Combining entertainment expertise with practical operational knowledge, these concepts demonstrate how we help structure projects, test ideas and translate them into viable destinations.


Success Story
This project began more than twelve years ago at Galleria Mall in Tbilisi. The venue presented significant spatial challenges, including limited height and a split layout, requiring careful operational and equipment decisions from the early stages. Today the Family Entertainment Center has been operating successfully for nearly a decade and remains the highest earning FEC in Georgia per square meter. Beyond the project itself, the collaboration has grown into a partnership and friendship that continues to this day.

Hospitality
We develop hospitality concepts that support entertainment destinations as well as standalone venues. Our work combines spatial planning with operational expertise to ensure that restaurants, cafés and food service areas are designed not only for atmosphere but also for efficient day to day operations. From concept layouts and kitchen logic to equipment sourcing, installation and operational preparation, the approach connects design with real hospitality practice and launch readiness.


PACMAN ZONE – Concept Design
This concept presents a themed Family Entertainment Center zone inspired by the Pac-Man animated universe and developed in alignment with the official brand guidelines. The project explores how the characters, environments and playful visual style of the series can be translated into a spatial experience through themed attractions, lighting and interactive play environments.

Theme Park Concept
This concept project explores the masterplanning of a compact theme park in Lagos, Nigeria, organized around a central lake and a main visitor promenade. The layout investigates how themed attractions, family activities, landscape environments and leisure spaces can be combined into a continuous visitor journey through a series of distinctive zones and gathering places.














Lekki concept: This concept theme park is planned on a 7.53 hectare site in Lekki, designed as a compact destination combining entertainment, leisure and themed experiences inspired by African culture. The park is organized around a central lake that becomes the visual and social heart of the development. Walkways follow the lake perimeter and connect different attractions, creating a continuous visitor journey through gardens, activity areas and themed environments. The entrance is located at the southern edge of the site and is designed as a monumental gateway inspired by traditional Nigerian architecture. Entrance towers, security and ticketing facilities form a strong visual landmark while leading visitors into the park’s main promenade.
From the entrance the main visitor walk guides guests along a lively spine lined with retail kiosks, souvenirs, snacks and small entertainment points. Large baobab trees act as signature landscape elements and help define the identity of the park’s central area. Along the promenade visitors encounter arcade games, family activities and dining spaces including restaurants overlooking the lake. The lake district includes small islands, boardwalks and terraces where visitors can relax, rent paddle boats or enjoy views across the water. This area also hosts performance spaces and open gathering areas that can accommodate concerts and events.
Several themed zones branch from the central promenade. A children’s and family play area offers playgrounds and soft play attractions while the adventure zone includes rides, mazes and themed environments inspired by African wildlife and landscapes. One of the park’s signature experiences is an adventure ride that takes visitors through scenes inspired by African history and legendary kingdoms. The park also includes bird habitats, interactive attractions and family rides designed to appeal to a wide range of visitors.
Toward the northern part of the park the main promenade opens into a plaza with retail, restaurants and gathering spaces. The plaza connects to an aquarium attraction with both indoor exhibits and outdoor seating overlooking water features. Nearby, a waterpark zone includes pools, slides and a lazy river designed for family recreation and relaxation. Around the park perimeter a loop pathway links additional attractions such as themed adventure areas, dinosaur themed exhibits, scenic viewpoints and zip line rides across the lake.
Landscape design plays a key role in shaping the experience of the park. Tree lined paths, gardens and shaded seating areas create a relaxed atmosphere while also guiding visitors between attractions. Streets and plazas are designed with lighting, seating areas, fountains and rest points to support comfortable circulation throughout the park. The concept combines entertainment, culture, recreation and landscape into a compact theme park environment that can grow over time while remaining centered around its signature lake and promenade.
